Bad performance of the game server

Hi everyone! First of all i should say that im a new guy in CentOS and a "regular guy that just knows what is a Linux but not how to work with".
Recently i bought a VPS with CentOS. The problem is that i have a really bad performance is CS:Source server (just did it for fun because that VPS isnt much powerful but is enough for solo-checking). The server is completely empty and uses only 4% of a single available core (top shows that), free -h shows me that I HAVE free RAM and my swapfile is not yet used.
Server is stuttering SO OFTEN, my player is teleporting sometimes. While adding bots to the server the usage goes upper till it start to lag constantly. What may it be? Please, if you need more info to help me, let me know!

What is the output from uname -a
The future appears to be RHEL or Debian. I think I'm going Debian.
Info for USB installs on http://wiki.centos.org/HowTos/InstallFromUSBkey
CentOS 5 and 6 are deadest, do not use them.

UNAME says:

UPD: Updated a kernel to the latest from 9th October. I'll test it when I'll come back home. I will let you know!

Alright, tested with the latest kernel. Seems like it make the situation "slower".

Look at your networking (apparently it's not CPU nor RAM). Beyond that the other "big thing" is disk I/O.

But I'd start with networking ....

It's not a network. But disk i/o... Probably but not sure. I'll check that (but shouldn't be a real problem, that's nothing is using the disk while playing with bots)
